My parents' house upcountry had never been insured, because they thought insurance was expensive and unnecessary. Then the house next door caught fire from an extension lead, and suddenly everyone in the lane was asking about home insurance.
If you want to start on the smallest possible budget, what does Viriyah's THB 500 home insurance cover, how much is the sum insured, and what isn't covered?
Viriyah Baan Un Jai home insurance for THB 500: who is it for and how much does it cover?
In short: Viriyah Insurance's Baan Un Jai home insurance suits homeowners who don't yet have fire insurance and want basic cover for the house itself. The premium is from THB 500 per year, one price for all (as at 11 October 2026). It covers fire, lightning and explosion, with a sum insured of THB 500,000 for a concrete house, THB 200,000 for a half-concrete, half-timber house and THB 100,000 for a timber house. Natural disasters are covered up to THB 10,000 per year in total. The actual sum insured depends on what the house is built of.

The house type depends on the share of brick-and-mortar walls: concrete means more than 80%; half-concrete, half-timber means about 50–80%; anything that fits neither counts as timber or other materials.
What kinds of home can the THB 500 home insurance cover?
Detached houses, semi-detached houses, townhouses, shophouses used as homes, and residential condominium units, including garages, kitchen buildings, outbuildings, walls, fences, gates and extensions that form part of the building. Timber row houses are not accepted.
How much is the premium for the THB 500 home insurance?
The premium is from THB 500 per year, the same for every type of house, including VAT and stamp duty, for 1 year of cover (as at 11 October 2026). What differs is the sum insured, which depends on what the house is built of. The actual premium is as stated in the quote and subject to the insurer's underwriting decision.
Worked example: a house worth THB 1.5 million catches fire. How much do you get?
Say you have a concrete house that cost THB 1,500,000 to build, insured for THB 500,000
- Fire, damage of THB 300,000: this plan pays on a First Loss basis, with no averaging against the value of the house, so the claim is assessed at the actual loss of THB 300,000
- Under a policy that applies averaging, a sum insured of 500,000 against a value of 1,500,000 is 1 in 3, so you might get 300,000 × 1/3 = THB 100,000
- Flood, damage of THB 40,000: the payout is capped at the natural disaster limit of THB 10,000, and you pay the remaining THB 30,000 yourself
This is an illustration only. The actual payout depends on the insurer's claim assessment under the policy conditions. The simple rule: this plan gives good fire cover on a low budget, but it is not flood insurance.
Who is the THB 500 home insurance for?
- Homeowners who have no fire insurance at all yet and want to start with a budget of THB 500
- Houses upcountry, your parents' home, or homes that did not cost much to build
- People who already have fire insurance and want to top up the fire cover on the house
Who should not buy this plan yet?
- People who want cover for furniture, electrical appliances or valuables: this plan covers the house only. See Viriyah 999 home insurance, which includes THB 50,000 of contents cover
- Homes in areas that flood often: all natural disaster perils together are capped at THB 10,000 per year
- People who want burglary cover or liability cover towards neighbours: this plan includes neither
- Timber row houses: the insurer does not accept them
- Homes left unoccupied for more than 60 consecutive days: cover may be suspended under the policy conditions
Limits to check before you decide
- The sum insured depends on what the house is built of. The premium is the same, but a timber house gets a sum insured of only THB 100,000. If you declare the wrong type of house, your right to claim may be affected.
- Natural disasters are capped at THB 10,000 per year in total, flood included
- Temporary accommodation rent of THB 300 per day, up to 30 days over the whole period of insurance, and you need proof of the rent paid
- Report the incident without delay and send details of the damage within 30 days
- Fraud, intentional acts and gross negligence are not covered, nor are war, terrorism, riot, strike, nuclear risks and the other exclusions in the policy
- You can buy more than one policy, but the total sum insured must not exceed the actual value of the house, and total compensation will not exceed the actual loss
What do you need to send to find out your house's sum insured?
Send just 3 things
- Type of home, e.g. detached house, townhouse or condominium
- Approximate wall materials, or photos of the house
- District and province of the property
Our team will check the type of house and tell you the sum insured within a business day. If your house is worth a lot or has a lot of contents, we will also compare plans with wider cover for you. If a plan is good value, we will tell you straight. If the conditions differ, we will explain the differences before you pay.

Frequently asked questions
Does every type of house get a THB 500,000 sum insured?
No. A concrete house gets THB 500,000, a half-concrete, half-timber house THB 200,000, and a house of timber or other materials THB 100,000, all for the same THB 500 premium.
What is First Loss?
It means paying the actual loss up to the sum insured, without reducing the claim by the ratio of the sum insured to the value of the house. It does not mean you will always get the full sum insured.
What documents do I need to apply?
To start with, a copy of the homeowner's ID card and a copy of their house registration. Any further documents are as the insurer requires.
Can I insure a condominium?
Residential condominium units are among the properties that can be insured. If you also want cover for what's inside the unit, see Condominium insurance
I already have home insurance through my bank. Can I buy more?
Yes, but the total sum insured across all your policies must not exceed the actual value of the house. Send us your existing policy and our team will help work out how much cover you are still missing.
Who approves claims: Prakanthai.com or Viriyah Insurance?
