Baan Un Jai home insurance, a low-cost plan for small policyholders (microinsurance) from Viriyah Insurance, covers your building against fire, lightning, explosion and natural disasters for a single flat premium of THB 500 per year.

The sum insured depends on what the building is made of, up to THB 500,000 for a concrete house.

What is covered?

1. Fire, lightning and explosion

Covers actual loss of or damage to the house or building, up to the sum insured for its type of building material.

2. Natural disasters: 4 groups

Covers damage from:

  • Windstorm
  • Flood
  • Earthquake, volcanic eruption, tidal wave or tsunami
  • Hail

All natural disaster groups combined are covered up to THB 10,000 per year

Understand this before you buy: flood is not covered up to the THB 100,000–500,000 sum insured; it uses the combined natural disaster limit of up to THB 10,000 per year.

3. Temporary accommodation rent

If the building is damaged by fire, lightning or explosion so that it cannot be lived in, and the policy conditions are met, the insurer pays the actual cost of rented accommodation up to:

  • THB 300 per day
  • Up to 30 days over the period of insurance

Claims are assessed on the actual damage, proof of rent and the policy conditions

What is First Loss Basis?

This policy pays on a First Loss Basis, meaning the average condition is not applied when calculating a claim because the sum insured is set below the value of the house.

For example, a concrete house has a construction value of THB 1,500,000, but the policy sets the sum insured at THB 500,000. If covered damage occurs, the insurer pays the actual damage up to THB 500,000, without using the proportion of the house's value to reduce the claim under the average condition.

However, First Loss does not mean the full sum insured is paid in every case. The insurer pays for the damage actually incurred, within the policy limits and conditions.

Which buildings can be insured?

  • Detached house
  • Semi-detached house
  • Townhouse
  • Shophouse used as a residence
  • Residential apartment or condominium unit
  • Garage, kitchen building and outbuildings
  • Walls, fences, gates and extensions that form part of the building

Excludes land value and foundations, and the premises must be used as a residence under the insurer's conditions

Timber row houses are not accepted, and if the building is unoccupied for more than 60 consecutive days, cover may be suspended under the policy conditions.

This plan is not all-risks home insurance

Important points before you apply

  2. The sum insured is not the same for every type of house
  3. Covers actual damage, not a lump-sum payment of the full sum insured
  4. Flood and all natural disaster groups share a combined limit of THB 10,000 per year
  5. You must notify the insurer without delay and send details of the damage within 30 days
  6. Damage from fraud, deliberate acts or gross negligence is not covered
  7. War, terrorism, riot, strike, nuclear risks and other exclusions are as set out in the policy

Frequently asked questions

Does every type of house get a THB 500,000 sum insured?

No. A concrete house gets a sum insured of THB 500,000, a half-concrete, half-timber house THB 200,000, and a timber house or one of other materials THB 100,000, all for the same premium of THB 500 per year.

Is flood covered?

Yes, within the natural disaster limit: windstorm, flood, earthquake and related perils, and hail share a combined limit of up to THB 10,000 per year.

Are furniture and electrical appliances covered?

This plan focuses on covering the house or building; household contents are not included in the cover shown. If you want them covered, choose another type of home insurance plan as well.

Can I buy more than one policy?

Yes, you can buy more than one policy for one house, but the combined sum insured of all the policies must not exceed the actual value of the building, and total compensation cannot exceed the damage actually incurred.

What documents do I need to apply?

To start with, a copy of the homeowner's ID card and a copy of their house registration. Any further documents are as the insurer requires.
