Product information as of 11 October 2026 · compiled by Prakanthai.com
Underwritten by Bangkok Insurance Public Company Limited
Property sum insured THB 2–50 million; the premium is assessed for each business by type of business, sum insured and location
Highlights: cover for the building, stock, machinery, burglary, lost income and liability to customers, all in one policy
A café has been open for three years. One night the coffee machine short-circuits. The fire doesn't spread, but black smoke fills the whole shop and it has to close for nearly a month for repairs. The damaged items can still be valued, but nobody pays for the whole month of lost income.
Business insurance that brings property, business interruption and liability to customers together: what does it cover, which businesses does it suit, and what are the conditions?
Who is SME Total insurance for, and what does it cover?
The short answer: Bangkok Insurance's SME Total insurance suits business owners such as shops, restaurants, cafés, offices, clinics or dormitories with property worth THB 2–50 million. It covers the building, stock and machinery against fire, windstorm, earthquake and other accidents as set out in the conditions, plus burglary, income compensation and third-party liability of up to THB 2 million per year. There is no fixed premium rate: the premium is assessed by type of business, sum insured and location (information as of 11 October 2026).
What does SME Total insurance cover?
| Coverage | Limit | Conditions |
|---|---|---|
| Building, furniture, equipment, stock and machinery | THB 2,000,000–50,000,000 | Pays the actual loss, up to the sum insured |
| Main perils: fire, lightning, explosion, water damage other than flood, smoke, aircraft, vehicle impact, windstorm, hail, earthquake, riot, strike, malicious acts, spontaneous combustion and other accidents from external causes | Within the sum insured | As per the policy conditions |
| Flood | Usually limited to 10% of the sum insured | An excess applies; high-risk areas are considered case by case |
| Third-party liability | Up to THB 2,000,000 per year | As per the amount stated in the policy |
| Additional cover | As per the limits in the policy | See the list below |
What additional cover is included?
- Damage to electrical equipment from a short circuit or overvoltage
- Compensation for lost income, and rent for temporary premises during repairs
- Burglary, money on the premises and permanently fitted glass
- Signboards and neon signs
- Machinery breakdown
- Phones, tablets, computers, portable property and employees' personal belongings
- Debris removal costs, documents and computer records, engineers', architects' and surveyors' fees, firefighting costs, and costs of preventing or reducing damage
What kinds of incident does third-party liability cover?
For example, a customer injured in your shop, damage to a third party's property, food or drink poisoning, accidents in the car park, damage caused by a signboard, and medical expenses from accidents on the premises. It must be a legal liability and fall within the policy conditions.
Roughly how much is the SME Total insurance premium?
This plan has no fixed premium table. The premium is assessed for each business and depends on 4 main factors
- The type of business and the risk from how the building is used
- The sum insured for the building, stock, machinery and equipment
- The location and the area's flood risk
- The type of building, and the risk survey results if the insurer requires a survey
Worked example: with a THB 5 million sum insured, what is the most flood pays, and what happens if the sum insured is set below the real value?
- Flood limit: sum insured 5,000,000 × 10% = THB 500,000 before the excess is deducted
- Sum insured set below the real value: the property is really worth THB 8,000,000 but is insured for THB 4,000,000. A fire causes THB 1,000,000 of damage. If the average condition applies, you may receive 1,000,000 × 4,000,000 ÷ 8,000,000 = THB 500,000
These examples are for illustration only. The actual flood limit, excess and claim calculation follow the policy and its endorsements. The simple rule: set the sum insured close to the real value of the property, not low to make the premium cheaper.
Who is SME Total insurance for?
- Offices, shops, restaurants, cafés and bakeries
- Hotels, dormitories and guesthouses
- Clinics, beauty salons, spas, gyms, schools and tutoring centres
- Showrooms, service businesses, car repair garages that do no spray painting, and small factories in categories set by the insurer
- Businesses with customers coming and going every day that need third-party liability cover

- Buildings that are not class 1 construction with brick-and-mortar walls, such as wooden buildings
- Businesses in areas that flood repeatedly and want flood cover up to the full sum insured: flood is usually limited to 10% of the sum insured, and high-risk areas are considered case by case
Limits to check before you decide
- 1 policy per insured location: if you have several branches, each needs its own policy
- Flood has its own limit and excess, usually limited to 10% of the sum insured
- If the sum insured is below the real value, you may not receive the full claim. Value the building, stock, machinery and equipment accurately
- Some types of business need a risk survey before acceptance
- Third-party liability up to THB 2 million per year, as per the amount stated in the policy
- Actual cover follows the policy, its exclusions and endorsements. Check the quote for the sub-limit of each additional cover
