THAIVY HOME PROTECT fire insurance for homes and condominiums
THAIVY HOME PROTECT home and condominium insurance: cover beyond fire
A house or condominium is worth more than its building alone. Inside are furniture, electrical appliances, kitchenware and belongings that would take years of savings to replace. If there is a fire, a plumbing leak, a windstorm, a flood, a burglary or an electrical short circuit, the damage may cost more than the owner has set aside.
THAIVY HOME PROTECT from Thaivivat Insurance Public Company Limited is insurance for houses and condominiums with a choice of sum insured from THB 1–5 million, covering the building and household contents, as well as natural disasters, burglary, electrical appliances, glass, third-party liability and temporary accommodation rent under the policy conditions.
For a house or condominium with a concrete structure, the premium including stamp duty and VAT starts at THB 1,400 per year.
Wondering whether to choose a sum insured of THB 1, 3 or 5 million? Send your building type, floor area and the approximate value of your belongings, and the Prakanthai.com team will check the plans with you before you decide.

What property does this insurance cover?
The main cover includes the building used as a residence (excluding foundations) and household contents, such as
Furniture and fixed fittings
Electrical appliances and equipment
Kitchenware, clothing and household items
The insured's household property as detailed in the policy
Base your sum insured on the cost of rebuilding the building and the value of its contents. Don't automatically use the house's sale price or the full land price as the sum insured, because the policy does not cover land value and claims may be settled on actual value.

The main cover, simply explained
Fire, lightning and explosion
Covers damage to the building and contents from fire, lightning and explosion within the scope of the policy, as well as vehicle impact, aircraft and water damage other than flood.
Flood
Flood is covered up to the set limit, with a 7-day waiting period for first-time policies. Damage during the waiting period is not covered, so don't wait for a flood warning or for water to reach your area before taking out insurance.
Windstorm, hail and earthquake
Covers natural disaster damage up to the limits of the plan you choose. It suits homeowners who want a policy that covers more than basic fire, but read the definition of each peril and the combined and additional limits in the policy schedule carefully.
Burglary
Covers theft with signs of forced or violent entry to the insured premises under burglary form 2 conditions. It does not mean every loss of property is covered.
Electrical appliances and EV Charger
Covers damage to electrical machinery, equipment and appliances up to each plan's limit. There is also cover for an electric vehicle charger against overloading, overvoltage or short circuit, up to THB 20,000 in total over the period of insurance, subject to conditions.
Third-party liability
If an incident at the insured premises causes damage to a third party, such as a fire spreading from your house to the house next door, the policy has a liability limit of THB 100,000–500,000 depending on the plan. This must be legal liability and is subject to the policy conditions.
Temporary accommodation rent
If more than 50% of your home is damaged by fire and it cannot be lived in, temporary accommodation rent is paid as follows
Concrete house: up to THB 1,000 per day, up to THB 100,000 in total over the period of insurance
Half-concrete, half-timber house: up to THB 500 per day, up to THB 50,000 in total over the period of insurance

How to choose the right plan for your home
Estimate the cost of rebuilding the building, excluding land value
Add up the value of your household contents, such as furniture, electrical appliances and essentials
Consider the risks specific to your area, such as flood, windstorm, a home near water, or a home with an EV charger
Look at the liability limit for your neighbours, especially in housing estates, townhomes and condominiums, where damage may spread to the unit or house next door
Check any existing policy or insurance tied to your home loan so you don't buy duplicate cover unnecessarily, and see whether the existing policy covers only the building or already includes contents
Home insurance tied to a loan is usually arranged mainly to protect the bank's collateral. Details on contents, burglary, electrical appliances or third-party liability may differ, so compare the policy schedules rather than judging by the product name alone.

Frequently asked questions
Does THAIVY HOME PROTECT cover condominiums?
Yes, it covers houses and condominiums used as residences, subject to the underwriting conditions. Check whether the sum insured is enough to cover the fit-out and contents of the unit that the owner is responsible for.
Does this insurance cover flood?
Yes, flood is covered up to THB 100,000 according to the product information, with a 7-day waiting period for first-time policies, subject to the policy terms.
Are leaks from the unit above or burst pipes covered?
The policy includes water damage (excluding flood) in the main cover, but whether a claim is paid depends on the cause, the definitions and the exclusions, such as wear and tear, continuous seepage or lack of maintenance. Send the details of the incident to be checked before drawing conclusions about cover.
Can I claim for anything lost from my home?
No. Burglary cover is burglary form 2, which has conditions, such as signs of forced or violent entry to the premises, and some types of property are excluded.
Are electrical appliances damaged by brownouts or power surges covered?
There is cover for damage to electrical equipment and appliances up to each plan's limit, but the cause and policy conditions have to be checked. Wear and tear or breakdown from normal use is not covered.
How much is an EV Charger covered for?
It covers damage from overloading, overvoltage or short circuit, with a total limit of THB 20,000 over the period of insurance, subject to the product conditions.
Is a home covered if it is left empty for a long time?
This product does not cover insured premises left unoccupied for more than 60 consecutive days. If it is a holiday home, a house waiting to be sold or an empty unit, give the true details and ask for advice before you buy.
Should the sum insured equal the purchase price of the house?
It doesn't need to equal the sale price, because the price of a house includes the land value, which is not covered. Base it on the cost of rebuilding the building and the value of the contents you want covered.
